The Balmerino House is a study in horizontality, providing a contemporary dwelling responsive to Brisbane’s subtropical climate. It was important for this house to engage with its unique site – an ideal site that borders the expansive Seven Hills Bush Reserve – while also addressing the street frontage. A sweeping balcony mediates both indoor and outdoor, reinforcing the connection between the two and enhancing passive cooling and ventilation. Organised over two levels, everyday living spaces are situated on the upper level in an open plan configuration, addressing the large deck area that overlooks an existing pool and the wilderness beyond. Expansive windows maximise natural light and allow substantial cross-ventilation through the house, harnessing the site’s North-Easterly orientation while capturing significant views and vistas.

An expansive scheme delivering an extensive masterplan in a unique pocket of South Queensland. The scheme offers a diversity of new uses while creating a town centre that reflects not only the outdoor lifestyle of the region, but embraces its unique character.

MAS Studio is proud to be involved in the Coomera Town Centre South Masterplan project. Covering a total of 41 hectares, the site is currently covered by extensive forestry and some protected pockets of native vegetation. This scheme considered potentials and limitations of the site, balancing commercial interests alongside community interests; providing a human-centric urban centre with pedestrian friendly infrastructure and vibrant public spaces was a key driver in the design process. The scheme proposes a variety of uses, from a major retail precinct to commercial offices, residential developments, service centres and health facilities.

Three luxurious apartment towers annexed between beach, forest and park.

Located in close proximity to both beach and forest, Harmony draws architectural inspiration from the natural world in the composition of three apartment towers. The project was inspired by the phenomena of natural resonance, referencing the gentle, undulating curves of sand ripples and the organic, soft forms of coral. These ideas underpinned the formation of an expressed exoskeleton, whereby articulated concrete floorplates appear to gradually curve and blend into one another, unifying horizontal elements into a system of elegant, soft curves. Natural light, ventilation and views are maximized through the use of expansive glazing and building offsets. A considerable area is also dedicated to communal, outdoor space; by focusing on natural landscaping, the lush tropical flora of the natural context is integrated and woven into the ground plane experience.

A local competition assessing the potential and viability of two on a site containing heritage buildings in Fortitude Valley.

A local competition assessing the potential and viability of two on a site containing heritage buildings in Fortitude Valley.

MAS Studio submitted this proposal as part of a local design competition which called for redevelopment proposals for the former site of the Keating Bread Factory. Our proposal evaluated the feasibility of commercial, mixed used and residential development options in terms of yield potential, construction staging and feasibility, and use of existing heritage structures. Retaining these structures through restoration or repurposing enriches the character of the site, adding further value while contributing positively to its urban context. Our scheme presents two towers, of residential and/or commercial designation, hovering above the heritage structures, repurposing a portion of the ground plane to commercial and mixed uses. In doing this, a protected pedestrian laneway connects the two adjacent streets, expanding the pedestrian domain while allowing visitors to experience the heritage buildings in an exciting new way.

Providing space for surf boards, bikes, and outdoor entertaining, without forgetting the required practicalities for coastal life. This 9-Level Residential Tower was submitted as part of a design competition which called for ideas to invigorate a beach facing site in Coolangatta.

MAS have designed a series of prototype townhouses and streetscapes to be used on various locations throughout the North Harbour development.

The North Harbour Townhouses proposes the development of six townhouses within the desirable North Harbour urban scheme, all containing either three or four bedrooms. Architecturally, the project celebrates simplicity of form and materiality while ensuring a strong connection to the natural environment through ample natural light, indoor-outdoor flow, and appropriate orientation and shading. The configuration of townhouses at street level is an exercise in the interplay between massing and void, embracing the repetitive nature of townhouse developments to achieve an intended design outcome.

Akuna looks to provide a complementary and respectful design to its beachside site in Palm Beach, located on Queensland’s Gold Coast. With a total of 13 apartments, the beachside apartment building offers both single and dual apartments per floor, maximising floor space, natural light and ventilation while maintaining visual connection to the ocean. Externally, Akuna is articulated with a series of balconies and façade breaks to develop an architectural language that speaks to the origin of the development’s name, Akuna: meaning flowing water. The fluid, sculptural form of the building evokes its basis in nature, from the curling break of a wave to the colourful striations of a seashell. Undulating balconies push in and out, creating unique vistas and quiet moments to experience the ocean aspect. The project additionally looks to optimise its coastal outlook within the constraints of the site’s height limitations by creating a series of elevated roof zones which follow the natural contour of the ground.

This masterplan update for Lend Lease saw MAS Studio assist the client with a review of built form, delivery strategy, and inclusion of uses based on market feedback for the age in place development, Bernborough Ascot. Our contribution to the masterplan considered staging revisions and re-evaluated external uses such as community open space, restaurant, childcare, and residential aged care. A development approval has been lodged for the main entry building, comprised of community space, a restaurant, and approximately 65 independent dwelling units.

A residential tower and single loaded hotel tower co-located in Spring Hill. The projects draws upon and celebrates its relationship to context through its contemporary reimagining of the Art Deco style.

Located at the crest of Gregory Terrace in Spring Hill, Oria proposes a mixed use development that aims to both celebrate and enhance its context, drawing upon the character of the local area in a contemporary interpretation of the Art Deco style. A 15 storey residential tower with expansive views is situated alongside a bespoke, single-loaded hotel building. Subtropical living is embraced through the inclusion of large balconies and operable glazing, while the integration of green into façade elements provides immediate access to vegetation while also softening the mass of the building along the heritage interface. MAS have been involved in the project since its development approval.
